Yes, you will need an LTA (License to Alter) agreed by the landlord before works can start. Depending on the type of work involved, for instance if the works do not involve altering the landlords space (perhaps a furniture requirement for example) would not need landlord permission other than for access reasons.

This is a fitout whereby the space is designed and built with no specific business in mind, but where a landlord will often cover the cost of the work to entice tenants. This is popular to companies that are not precious about their office representing their brand.
Absolutely. We offer this service and can explain how this works, timeframes, interest rates and more, it’s full transparency from the first conversation. The largest benefit of this is of course the CapEx saved up front, hence you get to keep your cash flow strong even following completion of the works.
There are several dependencies here. Even ceiling height of your demise will affect the cost per sqft of your office fitout or refurbishment.

A refurbishment is typically referred to as an RIO, which is a refurbishment in occupation. Essentially this is where a company weighs up the benefits of perhaps signing a new lease and refreshing their space, or moving. It doesn’t necessarily need to be at the time of the lease needing to be resigned though – often our clients may want small changes to their space to suit the ever changing workplace and frequently because of the speed of their growth. We can absolutely assist you with this.
A fitout is typically where a company moves into a new building and needs a complete turnkey solution to suit their specific needs prior to moving into the space.

Our design service is completely obligation free. We will even include a full cost proposal – after all, we want to reassure you that you can trust us and our capabilities, before committing to us.

We would normally ask if there is any way of the team working from home during the build phase of the project. If that isn’t an option, we can look at a phased approach. We are experts in refurbishing workplaces having completed several successful refurbishments with leading brands.
